    Former Car Wash to a Micro-Brewery and Tap Room gets conditional use with stipulations

    Loveland, Ohio – On Monday evening, Assistant City Manager Cory Wright requested that the Planning and Zoning Commission require a sidewalk and landscaping along Loveland Madeira Road and that a site plan be submitted before conditional use be granted to convert the now-closed Johnny’s Car Wash into a micro-brewery and tap room. Another appearance before the Commission would be required for the site review to discuss landscaping, sidewalks, and how exactly the car wash buildings will be repurposed. The proposed use of the current two buildings on the site is to use the self-service bays for the taproom and tavern and the building that contained the automated full-service wash to become the microbrewery.

    The representative for the applicant said that sites in two other cities, one being Milford, were considered in a more than year-long process before choosing Loveland. Justin Conger, President and CEO of the Conger Construction Group out of Lebanon spoke on behalf of the applicant, Dana Depenbrock. Conger said he first approached City Manager Dave Kennedy, “Probably seven months ago” to discuss the feasibility of what they would propose.

    There will be insulated overhead glass garage doors installed on some of the self-service bays facing Loveland Madeira Road.

    Conger said that as he explored the re-use idea he discovered a similar adaption of a car wash in northern Ohio. “I think it’s a neat idea.” He added that outdoor seating is planned.

    Conger said that because of the topography and grade of the site that retaining walls might be needed if they were required to install the sidewalk, “Might be a tough thing to do.” He said it may not be an easy feat and may even be cost-prohibitive.

    Resident Kim Lukens addressed the Commission from the podium and said she wanted to talk about “values”. She said, “The City, the community, and visitors all have values that impact our decisions; where money is used, where we go to relax, socialize, and travel.” She said she did not think Loveland needs more places to serve alcohol. She described the proposed use as only a place to drink beer since it won’t be serving food. Lukens asked, “How much more of this type of entertainment does Loveland need more of?” Lukens was the only resident that spoke at the public hearing.

    Commissioner Rob Weisgerber said that the establishment could “spark” needed development on that side of town and draw people to other businesses along the Loveland Madeira Road corridor. “Businesses at large,” he said. He described the proposal as a possible “catalyst.”

    Commissioner Andy Bateman agreed with Weisgerber and said it would be a “big benefit” to create a neighborhood “watering hole – so to speak”.

    Commissioner Al Kressler said that the residents in the large nearby apartment complexes wouldn’t be burning gasoline or diesel fuel, but using sidewalks. “It’s going to be a local watering hole. It is what it is,” he said.

    City Manager Kennedy suggested the City might share the cost of the sidewalk. He said, “I think that would be a nice gesture.”

    Kressler moved to accept the conditional use with the added requirement that one of the existing driveway cuts be eliminated. The motion passed with all members voting, “Yes”.

    Ramp onto I-275 West to close for slide repair on Tuesday

    Loveland/Symmes Township, Ohio – The Ohio Department of Transportation (ODOT) will close the ramp onto I-275 West from from southbound Loveland Madeira Road on Tuesday, May 25.

    ODOT reports, “During periods of closure, southbound Loveland Madeira Road motorists (passenger vehicles) to I-275 West will be routed by way of the traffic signal; heavy (large) truck traffic will be detoured by way of I-275 East and the Wards Corner Road interchange to I-275 West. Traffic on the mainline of I-275 will be maintained. The project is scheduled to be completed in the fall.”

    ODOT has provided no other specific information about how long the ramp will be closed.

    Loveland, Ohio – The final countdown has begun as The Little Miami River Chamber Alliance (LMRCA) will be kicking off the 8th Annual Loveland Food Truck Rally, presented by Wolterman Law, in just a few days on Saturday, May 8th from 3 PM to 10 PM at Shopper’s Haven Plaza on Loveland-Madeira Road.

    This year the Loveland Food Truck Rally, both family-friendly and free to attend (the food trucks present will charge separately for their concessions), will be bringing in over 20 food trucks for the community to enjoy! Guests that attend will have the option to stay and take in the atmosphere by tailgating near their cars with their delicious food or they may take their food and beverages to go. Parking will be available across the street at the Loveland Primary School. Feel free to bring along your own folding chairs to add to your tailgating set-up, but please do not bring coolers or outside food and beverages as the Food Truck Rally will have plenty of food for you to enjoy as well as a variety of beer, wine, water, and soda for sale.

    The LMRCA has made COVID-19 safety their top priority so that the community can celebrate the beginning of summer while still feeling safe and at ease! Masks will be required for the event and only may be taken off when seated and consuming food.

    This year the Food Truck Rally will also include a “Children’s Area” that will feature inflatables, face painting, balloons, and a few other child-friendly surprises! The Children’s Area is set to close at 8 PM.

    The Loveland Food Truck Rally recently added in more spectacular live entertainment aside from the nationally recognized Dan Varner Band. Premier Tumbling and Dance will put on a show from 3 PM-4 PM then Minar and Sowers will perform from 4 PM-6 PM. The Dan Varner Band will take the stage from 7 PM-10 PM.

    In between live music, at 6 PM, several City of Loveland officials, including Mayor Kathy Bailey, will be present to address previously submitted questions by the community. Click “Contact” to submit your question to be answered at the Food Truck Rally by the Loveland City Officials.

    Tumbling and dance studio proposes to re-locate to vacant Donisi Mirror Company site

    Loveland, Ohio – The City has received an application for a site plan review from  Steve and Vicki Wallace with The Premier Studio for Dance & Premier Tumbling. The property is 507 Loveland-Madeira Road. The previous user of the property was Donisi Mirror Company. The Wallaces plan to convert the property into a commercial school and art studio for tumbling and dance.

    Premier Tumbling & Dance is currently located in the Shoppers Haven Plaza and has been operating there since 2005.

    The Planning and Zoning Commission will consider a site plan on Tuesday, January 28 at 6 PM at the City Building.

    The closures will be in effect daily from 9 a.m. until approximately 7 p.m. While the restrictions are in place, all I-275 West traffic will be routed onto the ramp from the left lane of southbound Loveland Madeira Road at the traffic signal.

    Hamilton County – A Press Release from the Ohio Department of Transportation:

    Tree cutting, removal, and equipment placement require a ramp and lane closure at Loveland Madeira Road and I-275 West beginning this weekend.

    Beginning Sunday, December 8, and continuing through Tuesday, December 10, the ramp from Loveland Madeira Road to I-275 West will be closed and Loveland Madeira Road southbound will be reduced to one lane between the on-ramp entrance and the traffic signal.

    The closures will be in effect daily from 9 a.m. until approximately 7 p.m. While the restrictions are in place, all I-275 West traffic will be routed onto the ramp from the left lane of southbound Loveland Madeira Road at the traffic signal.

    To help ensure the safety of the construction workers as well as the traveling public, motorists should remain alert, reduce their speed and watch for stopped traffic while passing through the work zone.

    October 9, 11:45 a.m.: The start date for the railroad construction was revised by the Hamilton County Engineer and the project started this morning. Although Hopewell Road is currently open, the district plans to re-route buses starting this afternoon.     In a surprise announcement without advanced notification, the Hamilton County Engineer announced just several minutes ago that the road closure on Hopewell Road at the Railroad Crossing between Loveland-Madeira Road and Little Miami River in Symmes Township will be today instead of October 10.

    This mornings announcement is:

    All American Track will be replacing railroad ties and rails at the crossing beginning on Wednesday, October 9, 2019 through Sunday, October 13, 2019 (weather permitting).

    Keller Road between Loveland-Madeira Road and Given Road in the Village of Indian Hill to close

    Theodore B. Hubbard, the Hamilton County Engineer, has announced a road closure on Keller Road between Loveland-Madeira Road and Given Road in the Village of Indian Hill.

    Prus Construction Company will be replacing a bridge on Monday, September 23, 2019 through Tuesday, December 24.

    Prus Construction Company’s detour route will be routed from Given Road to Camargo Road to Kugler Mill to Loveland-Madeira Road and vice versa.
